Glassridge provides a variety of short-term residential loan options. From single family fix and flip loans, to apartment building fix and flips, to general rehab & renovation loans, to specialized residential bridge loans.
What all of these real estate investor loan options have in common is that they’re all short-term! Typically this means at most about 12 – 18 months.
We categorize our Short-Term Residential Loans in 2 ways:
- Property Type. We have Short-Term Residential Financing for Single Families, 2 – 4 Unit Multiplexes, and 5+ Unit Apartment Buildings.
- Are Rehab Funds Required? Some short term loans don’t have a rehab component, some are purely refi’s to pay for renovations.
Everything else about these loans will largely be determined on a case by case basis.

Types Of Short-Term Residential* Financing
As mentioned above, we primarily categorize our short-term residential loans by 2 main factors: Property Type, and Rehab Funds. For a short-term loan that requires a rehab, we’d call that a Fix & Flip loan, for which we have 3 primary options.
By far the most popular type of financing we offer is our Single Family Residence (SFR) Fix & Flip loans.
Typically these loans will cover from 65% – 80% of your Purchase Price, and up to 100% of your Renovation Costs, with the latter being released in draws as the work is completed.
While many real estate investors focus on Single Family Residence (SFR) Fix & Flips, not everyone realizes it’s as easy – if not easier – to secure financing on 2 – 4 Unit Fix & Flip Loans.
Plus, the FHA & HUD consider a 2 – 4 Unit Multiplex in the same category as SFRs, meaning the loan market is competitive & will help you get better rates if/when you refinance into a long-term buy & hold loan.
Short term financing for acquiring & improving apartment buildings is a valuable commodity, and definitely not right for everyone. Apartment Building Fix & Flip Loans are one of our more specialized products, and require a qualified Borrower with the right track record & expertise to succeed.
If you qualify, a 12 – 18 month apartment building fix and flip loan can be used to acquire, renovate, rehab, raise rents, and boost occupancy in apartment buildings ranging from 5 – 500+ units, from $250k – $250m+.
Our Real Estate Investment Property Renovation Loans are a special type of refinancing that is uniquely geared toward funding renovations & improvements on a property you already own.
This is the perfect 6 – 12 month solution if you need to cash out equity to pay for renovations and improvements before you get the property rented & refinanced or sold. The main difference from a typical Fix & Flip loan is that our Rehab & Renovation loans assume you already own the property.
